Abstract:Previous land use studies about the effects of highway construction have focused mainly on the effects of new construction. Due to the present emphasis on upgrading and expanding existing facilities rather than building new ones, the need arises for information concerning the effects on land use of such improvements. This report relates the findings of research done in an area of Fort Worth, Texas, where a section of West Vickery Boulevard was upgraded from a two-lane, open ditch facility to one with four lanes, curbs and gutters, and left turn lanes at major intersections. The improvement took place in a developing area where the predominant land use was single family residential. Land use changes were analyzed for both abutting and nonabutting properties that might have been affected by the road improvement. Formal planning for the project began in 1969, and construction was completed in 1973. Total acreage in each type of land use was determined for two before years, 1964 and 1968, and two after years, 1975 and 1978. Comparisons were made between the types of land use and rates of change before and after the road improvement. The data are reported in narrative, graphic, and tabular form. Causes of development in the area other than the road improvement were also investigated and are reported. Highway planners can use this report and other reports of this study to make more accurate predictions of land use changes due to road improvements.
