Abstract:The study area, as defined for the measurement of land value and land use changes, consists of almost the entire Interstate 35 bypass area around the main business district of Temple. It is a rectangular section of land about three miles long and a mile and three quarters wide extending to each side of Interstate 35 (see Figure 1). The area is hounded on the east of the new highway by the Temple city limits, which were in effect during the base and construction periods. The western boundary is a county road about a mile west of the facility. State Highway 36 is the southern boundary, and the northern boundary is just north of the intersection of Interstate 35 and old U. S. 81 (North 3rd Street). In all, the study area consists of 2,380 acres of land. The business activity study area consists of that portion of Interstate Highway 35 included in the above area and abutting properties to old U. S. 81 passing through the city. The exact bounds of the latter route are covered later in this report.
